Residential Construction & Renovation

scott@adspark.ca

Renovation projects go sideways for a simple reason: the house is not what the drawings say it is. Walls out of plumb, floors out of level, framing nobody expected. Every one of those surprises shows up as a change order.

3DS Technologies scans homes and residential buildings in a few hours and hands your designer the entire structure, measured. Additions, major renovations and heritage work all start from what is really there.

What a residential scan captures

Every room, wall, ceiling height, window and stair. Exterior elevations and rooflines. Basements, attics and mechanical spaces where the surprises live. One visit, millions of points, nothing forgotten and no return trips to re-measure.

For architects, designers and builders

We deliver accurate floor plans, elevations, sections, 3D models and point clouds in the format your design tools use. Design against the real house and the framing crew stops discovering your details do not fit.

Older homes and heritage work

Century homes rarely have drawings at all, and what exists is wrong. Scanning is non contact and complete, which makes it the right way to document heritage detail before you touch anything.

Frequently asked questions

How long does the site visit take?

A few hours for most homes. We schedule around occupants and job site activity.

Do you deliver drawings or just data?

Both. Point clouds for design teams that want them, finished floor plans and elevations for teams that do not.

Is it accurate enough for millwork and stairs?

Yes. Point cloud accuracy is measured in millimetres, which is tighter than any site measure.

Do you scan multi unit residential?

Yes, from single homes to full residential buildings.
