Industrial & Commercial Construction

On a construction project, the most expensive information is the information you get late. Existing conditions that did not match the drawings. Work in place that drifted from the model. Both get found eventually. The only question is whether they get found before or after they cost money.

3DS Technologies scans buildings and sites for industrial and commercial construction teams. Before design, during construction, and at closeout, we capture what is actually there.

Scan to BIM for renovations and retrofits

Renovating a building means designing inside constraints someone else built decades ago. We scan the structure and model it in BIM, so architects and engineers coordinate against verified geometry instead of drawings that predate half the building’s history.

Construction verification

Scanning work in place and comparing it to the design model shows deviation while it can still be corrected. Slab flatness, embed locations, steel, MEP rough-in. Catching a problem before the next trade covers it is worth multiples of the scan.

Closeout documentation that means something

Record drawings drawn from memory help nobody. A final scan gives the owner a true as-built record: point cloud, drawings, model and a virtual walkthrough of the finished building. The next renovation starts from facts.

Frequently asked questions

How does scanning fit an active site schedule?

We capture quickly, often in hours per area, and work around trades. No disruption to the critical path.

What accuracy do you deliver?

Survey grade point clouds with accuracy measured in millimetres, registered across the full site.

What software do deliverables work in?

Revit, Navisworks, AutoCAD and the major coordination platforms.

Can you handle large facilities?

Yes. Warehouses, plants, high rises and campuses. Scanning scales; tape measures do not.

How do we price a project?

Call (519) 766-5885 or use the contact page with the building size and deliverable, and we will quote it firm.
